How to Qualify

The Grove at Ames offers several ways to qualify for a lease, so students at different stages, with different financial circumstances, can find a pathway that works for them. Each option below is a neutral business criterion available to any applicant who meets it.

Guarantor

A guarantor, typically a parent or guardian, takes on financial responsibility for the lease. Guarantors must reside in the United States and have a valid Social Security number, provide proof of income, and pass credit, background, rental history, and income screening.

Self-Qualification

Applicants who live in the United States and have a valid Social Security number can qualify on their own. This requires proof of income and passing credit, background, rental history, and income screening.

Security Deposit

Applicants can qualify by paying a security deposit equal to two months' rent at the time of lease signing, refundable subject to move-out inspection.

Guarantor Waiver Program

A third-party guarantor waiver program is available for a monthly fee, with no upfront costs and instant approval upon verification of student status. No US credit history or Social Security number is required, and remote signing is possible.

Relocating or New to US Credit?
